Yes. Our attorney will file a complaint and prosecute a forcible entry and eviction in court. A licensed SPM agent will serve the required notice and testify on your behalf unless our attorney advises otherwise. SPM works closely with our attorney throughout the entire eviction process and will consult you as needed. Please be aware that an attorney will have to be involved in any eviction action.

We have carefully calculated the average prep time needed to gather materials and the internal time spent coordinating with the tenant to get the job scheduled. We arrived at the lowest price we’re able to offer.

In the past, our team and residents have experienced significant frustrations when owners have handled maintenance and SPM handled the remaining management tasks. We feel we can serve residents most efficiently with SPM facilitating communication and execution of maintenance requests. Because of this and our aggressively low management fee structure, we are unable to split our services and allow a client to address their own maintenance tasks.

Yes. SPM carries a significant insurance policy to protect you, the owner, and us as a company against employee errors and omissions, dishonesty, and fidelity related incidents. In addition, we require our subcontractors to provide ongoing proof of liability insurance for themselves and their employees. We do, however, require that you as the owner carry a separate insurance policy that fully covers you against tenant negligence or lawsuit claims, structural/building replacement and all other typical property owner insurance related concerns.

We prefer to stay within an approximate forty mile radius of Massillon, Ohio (where our office and warehouse are located) for maximum efficiency and quickest response times. Massillon, Canton, North Canton, Jackson Township, Canal Fulton, North Lawrence, Green, Uniontown, Fairlawn, Cuyahoga Falls, Stow, Munroe Falls, Kent, Barberton, Medina, Wadsworth, Wooster, Strasburg, Bolivar, Dover, New Philadelphia, Beach City, Navarre, Orrville, Dalton, Millersburg, Walnut Creek and more all represent areas we will consider management.
